US: Baby Boomers Seeking New Urban Lifestyle

A new survey of 900 Center City residents released today by Allan Domb Real Estate has found that Center City residents are exceedingly happy with their urban lifestyle, and 84 percent of them believe Center City is a better place to live today than it was five years ago.

The survey, sent to Center City residents from Society Hill to the Art Museum area, found that 70 percent of respondents chose to live in Center City specifically for an urban lifestyle, while only 24 percent live in Center City to be closer to work. When asked what is driving the overall resurgence of people wanting to live in Center City Philadelphia, 50 percent of respondents said baby boomers looking for new urban lifestyles. Twenty-three percent of respondents believe that the City's new cultural draws are driving the overall resurgence.

Thirty-nine percent of respondents said that lifestyle changes--not wage taxes, traffic, and other external factors--would be the lead factor for leaving Center City. In fact, many of the respondents said they would not leave center city for any reason. Others noted that death was the only excuse to give up Center City living.

"The survey suggests that Philadelphia is on a long-term upswing, driven by the walkability of the city, its rich cultural assets, and its world-class selection of restaurants," says Allan Domb, President of Allan Domb Real Estate, Center City's leading luxury real estate brokerage firm. Domb admits that the degree of optimism about Center City living surprised even himself. "Center City residents believe that there is no better time to live downtown than right now, and that five years from now will be even better. In fact, I live downtown and can't imagine living anywhere else. Center City has become a village of 25 blocks, river to river. It is truly a unique urban living experience."

While the survey suggests that the City is on an upswing, survey respondents also identified key areas in need of improvement. Many of those surveyed said that Center City is still vastly under-retailed, and they would like to see a new era of retailing come to Philadelphia much like the restaurant renaissance that redefined fine dining in Philadelphia over the past ten years. Respondents particularly would like to see more lifestyle retailers, upscale grocers, and department stores.

"Still, the level of contentment in Center City living is surprisingly high and suggests an overall optimism about the City's future, boding well for the continued resurgence of Center City Philadelphia, and its residential real estate market," says Domb.
